BEFORE WE DRAW THE PLANS

First, understand
your attic.

Attic conversion design starts with the existing roof structure, usable headroom, proposed staircase and intended use. Discuss insulation, daylight, storage and the impact on the rooms below as part of the brief. Where structural changes are proposed, explore our structural design and engineering services. The appropriate assessments and deliverables should be confirmed for your property.

Roof type & structural design

An open, traditionally cut roof and a roof filled with trussed timbers present different design challenges. An engineer should assess the proposed structural changes.

Finished headroom & stairs

Measure the space after allowing for strengthened floors and insulation. The stair position should be considered alongside the rooms below.

Dormers & natural light

A dormer may offer more usable space and daylight. Its size, position and external finish need to suit the property and proposed design.

Fire safety & escape

The design needs to address the escape route, fire protection and intended use. These should be reviewed with the appropriate qualified professionals.

THOUGHTFUL DESIGN

A natural extension
of your home.

When comparing attic conversion costs in Ireland, look beyond the headline price. Ask which structural works, stairs, roof windows or dormer works, insulation, electrical work and finishes are included in the quotation. Separate the essential works from optional finishes, and ask how access, the existing roof and the proposed layout affect the scope and programme.
A loft conversion should work with the rest of your home. Consider the stair position, daylight and storage within the eaves. For existing attic conversions, ask about a structural survey, retrospective certification or an Opinion on Compliance with planning and Building Regulations. Explain the work completed and provide available drawings and records so the appropriate inspection and documentation can be discussed.
FROM FIRST CONVERSATION TO A CLEAR PLAN

Your next steps, made simple.

01

Share your idea.

Tell us where the property is, how you want to use the attic and what information you already have.
02

Review the possibilities.

Discuss the property, feasibility and the checks needed before a design and scope can be agreed.
03

Agree the way forward.

Review the proposed works, finishes, quotation and programme before committing to the next stage.
A FEW PRACTICAL QUESTIONS

Before you get started.

Roof form, structure, finished headroom and the proposed stair position all affect feasibility. Arrange a property assessment before committing to a layout.

Tell us how you want to use the space. Bedroom use needs an appropriate assessment of the proposed design, access and relevant requirements; it is not something we can confirm from a photograph.

The existing structure, access, intended use and finishes affect the scope. We will discuss your property before preparing a project-specific proposal.

The programme depends on the design and agreed works. Ask for a project-specific schedule once the scope has been assessed.

Planning and Building Regulations are separate considerations. The intended use, structural works and proposed external changes should be assessed for your property. Irish building-control guidance covers structure, fire safety, ventilation, stairs and energy performance. Discuss the applicable requirements with a qualified professional or your local authority.

Your location, house type, photographs of the attic, intended use and any drawings you already have are useful. Share these directly with the team by email or WhatsApp.

A cut roof typically has a more open arrangement of rafters and supporting members. A trussed roof has interconnected timbers. Both need assessment; trusses should not be altered without appropriate structural design.
